AutumnGold Affordable Housing Home Purchase Program
AutumnGold Affordable Housing offers economical home ownership opportunities through Idaho Housing and Finance Association’s (IHFA)HOME and Neighborhood Stabilization Program (NSP). As well as the City of Boise's Affordable Homeownership Program. Both organizations offer home ownership assistance to qualified low to moderate income participants in the form of down payment and closing cost assistance. If you have good credit and qualify for a mortgage loan, but need down payment, closing cost or mortgage reduction assistance this program may be a good choice for you.
Benefits and Requirements:
- →Opportunity to own a newly renovated home or newly constructed home.
- →Security of home ownership, often for a monthly payment less than the average rental cost.
- →IHFA: Home Ownership Assistance of at least $1,000 and up to 20% of the purchase price available to qualified participants. Home Ownership Assistance is based on need, as determined by IHFA at time of underwriting. Assistance is provided in the form of a no-interest, no payment second lien.
- →City of Boise: Home Ownership Assistance is based on need, as determined by City of Boise at time of underwriting. Assistance is provided in the form of a no payment second lien at 2% annual interest.
- →Participant must make a minimum contribution of $500 in the form of earnest money.
- →Participants must occupy property as principal residence.
- →Participant may not own or be on the title for other land, property or residences at purchase.
- →Participant must complete the “Finally Home” Homebuyer Education Class. Requirements include eight (8) hours of in person instruction. A Certificate of Completion must be presented to the Lender.
- →Participants must meet Income Guidelines as shown in the chart below.
INCOME GUIDELINES
Home Ownership Assistance is available to assist participants whose documented annual household income is at or below the following HUD Area Median Income (AMI) Limits for the Boise-Nampa MSA. Each AutumnGold home listed on this site specifies the applicable income limits.
